Repairs

With housing property assets valued at approximately £55 Million, it is important that Unity ensures that these assets are properly managed and maintained. We provide a high quality, affordable housing service to our customers, maintaining and improving standards of repair and decency within the property that we own, and delivering an effective responsive and planned maintenance service.

Responsive Maintenance

The responsive repairs service is accessible on a 24 hour, 365 day a year basis.

Unity sets priority timescales for different categories of repair:

  • Emergency – to avoid danger to health, safety and properties – 24 hours
  • Urgent – which seriously affect your comfort and convenience – 5 working days
  • Routine – minor inconveniences – 28 working days

Unity monitor performance of the contractors that we use against these timescales. We also pre and post inspect a certain number of repairs and tenants are issued with satisfaction slips to return to us. All contractors are approved by the Unity Board.

In addition to responsive maintainance, Unity undertake and manage the following:

Maintenance of Gas appliance services

In accordance with the Gas in Use Regulations (1998), we have a legal obligation to carry out Gas Safety & Servicing contracts each year. It is important that all appliances are serviced and tenants must allow us access to undertake this work. We want to ensure your safety, so please contact us if you cannot make the appointment agreed.

Planned and Cyclical Maintenance

Unity has a three year rolling planned & cyclical maintenance programme which is reviewed annually as a part of the budget process. The programme will not simply reflect the Stock Condition Survey but will also be guided by formal and informal inspections by technical and housing management staff, and where appropriate will reflect the views of our tenants.

Unity is exploring the benefits of Partnering in accordance with the Construction Client Charter.

Aids and Adaptations

Unity has a budget to undertake minor adaptations, however should you require major works you should contact Leeds City Council to apply for a Disabled Facilities Grant.
